This apartment complex was a mess. That's being kind.

Each and every unit needed to be completely gutted down to the block and studs, re-plumbed and new drywall and new flooring. In some cases new fixtures and cabinets were needed.

The great purchase price due to the White Water failure allowed us to Queen Palms for Apartments

make all needed repairs. The end result was as newly landscaped, great conditioned complex.

Those improvements and repairs coupled with stiff operation rules helped get rid of and keep out really bad elements. All that resulted in a reward for the greatest improved property in Melbourne for that year.
